3 Tips to make your Ubud property sell faster
25 Mei 2016We can turn around the bush for a while before making this statement, but honestly there are only 3 basic reasons why properties don’t sell, or take a really long time to sell. Those are 1) they are in a bad condition 2) the marketing isn’t great 3) they are over- priced. When you are ready to sell your property, you probably want to sell it FAST. So here are our 3 tips to help you sell quicker!
1) Make sure the property is in good condition!
A house in the tropics goes through a lot of humid and changing weather conditions. The sun, humidity and rain allow for paints to look old very quick, mould forming can happen inside the house and general staining happens at random places. It makes the property look old and like it hasn’t been taken care of very quickly. Before getting to the next point (marketing) you will want to make sure that you have done a general inspection in your own house which includes checking the condition of each room and space, have the garden look nice and tidy, check for any leaks or other problems with water pipes and drainages, squeaky doors, hard to open windows, and take out any excess belongings that make the property look crowded or overly full (small).
2) Make sure people KNOW it’s for sale!
I might be stating the obvious here, but unfortunately this point is being overlooked by many. When you have done your general inspection, have will want to have bright and professional photos be taken of your property. It’s amazing to see what good lighting, proper angles and a professional camera can do for you! Once those are in you can start thinking on how to find people that might be interested in buying your property. When you are marketing your property, make sure you are listed at a decent and respectable real estate agency in your area.
3) Know your market and price accordingly
A respectable agency will help you determine the estimated value of your property and give you a Current Market Appraisal, make sure you get their advice and of course do your own research to back this information up. So now you have a house that is ready to be sold and a price that you can work with. The biggest mistake however is to think “We will just put the property on the market with this price, and when it doesn’t sell we can reduce the price”, because a property is only new once. When people see the listing and see it is overpriced it will stigmatize the property for the entire length of the listing. And when you then reduce the price it confuses the market as to what your property is actually worth, and it will make the eventual buyer to offer an ever lower price for the property thinking that there is a ‘deal’ to be had at your expense. Price reductions can be a very slippery slope so don’t start of too high, be reasonable..it will help you sell quicker! If you have time to spare, then of course you could still go for the above technique.
